The Avalon Park West CDD encompasses approximately 265.203 acres and is located entirely within the boundaries of Pasco County, Florida north of State Road 54 at River Glen Boulevard, north of the New River Community Development District.
The exclusive charter for the District shall be the uniform community development district charter (Uniform Charter) as set forth in Florida Statutes 190. The Uniform Charter grants certain general and special powers. The District may exercise the special powers for parks and recreation services and facilities, security services and facilities, and waste collection and disposal services pursuant to in Section 190.012(2)(a), 190.012(2)(d) and 190.012(2)(f) and (2)(d), Florida Statutes. The powers and function of the District do not replace, diminish, or obviate the applicability of any County ordinance to the property and the development of the said property currently within the district.
A Community Development District (CDD) provides the 'solution' to Florida's need to provide valuable community infrastructure generated by growth, ultimately without overburdening other governments and their taxpaying residents. CDDs represent a major advancement in Florida's effort to manage its growth effectively and efficiently. This allows a community to establish higher construction standards, meanwhile providing a long-term solution to the operation and maintenance of the community's facilities.
